Snagwise
Scope

Every room, inside and out, with a photograph of everything we find

Here is exactly what a Snagwise inspection covers, and just as importantly, what it does not.

Ten areas, in the order we work through them

Each one is a sweep of the property rather than a glance. The order matters less than the discipline of never skipping one.

  1. Walls and ceilings

Cracking, hollow or proud plaster, poor joints, nail pops, visible patch repairs.

  2. Paint and decoration

Thin coverage, missed edges, overspray on fittings, brush marks, damage already done.

  3. Floors

Gaps at skirtings, lifting or drumming boards, bad cuts around pipework, uneven screed.

  4. Doors and frames

Binding, uneven margins, latches that miss, handles loose, seals and thresholds.

  5. Windows and glazing

Operation, locking, failed or missing seals, scratched units, trickle vents, beading.

  6. Kitchen

Unit and door alignment, worktop joints and sealant, end panels, appliance fit and function.

  7. Bathrooms and en suites

Tiling and grout lines, silicone, loose sanitaryware, waste and overflow fit, extraction.

  8. Electrics and fittings

Sockets and plates sitting flush and square, visible damage, missing covers. We look; we do not test.

  9. Loft, garage and services

Insulation coverage and disturbance, visible pipework and lagging, boxing and access.

  10. Outside

Brickwork and pointing, render, rainwater goods, external doors, paths, drainage gullies.

What a snagging survey is not

We would rather tell you this before you book than after. If what you need is one of the things below, say so and we will point you at the right professional, even though it is not work for us.

Structural assessment

No comment on foundations, load-bearing elements or movement. That is a structural engineer, and we will tell you if we think you need one.

Testing of services

We do not test electrics, gas, heating performance or drainage. We record anything visibly wrong and say who should look at it.

Anything concealed

No flooring lifted, no panels removed, no walls opened, no sealed voids entered. Visual means visual.

Valuation or mortgage reports

This is not a RICS Home Survey or a valuation and cannot be used as one.

Acting for you in a dispute

We tell you what we found and what we would prioritise. We do not negotiate with your developer or supervise the remedial work.
