An independent inspection of your new build
We work for you and nobody else. No relationship with your developer, nothing riding on how many items we do or do not find.
A snagging survey is an independent visual inspection of a new build home that records everything the developer should put right. It covers workmanship and finish across every room inside and the property outside, every defect is photographed, and the result is a report you can send straight to your developer.
What is actually in the report
- Every room, plus the loft hatch, the garage and the outside of the property
- A photograph of every single defect we record, captioned and located
- Items ordered by severity, so the ones that matter are not buried
- Plain English on what each item is and what putting it right involves
- A report formatted to forward to your developer without editing it
- A follow-up call to talk through anything in it, at no extra cost
Room by room, not a walk-through
The discipline matters more than the order. We work through each room systematically rather than wandering and waiting for something to catch the eye.
Photographed as we go
Every item on the report has an image against it. A written description of a hairline crack is arguable. A photograph of it, with the room named, is not.
Ordered by severity
Yours is sorted so the items that genuinely matter are at the top, not buried on page nine between two scuffed skirting boards.
Not padded
Recording two hundred trivial items to look thorough makes a report easier to dismiss, not harder. Where something is within tolerance, we say so.
What happens, in order
Tell us about the property
Postcode, size, your developer, and when you complete or moved in. Two minutes on the form, or send it over on WhatsApp.
We book around your date
New build dates move. We work backwards from your completion date and would rather reschedule than have you rush it.
We inspect the property
Two to three hours on site, room by room, photographing every item as we go. You do not need to be there.
You get the report, and a call
Within 48 hours. Then we talk you through what we found and which items are worth pushing hardest on.
A snagging survey is not the same as a PCI
A Pre-Completion Inspection is a specific step under the New Homes Quality Code, carried out on the Code’s own checklist. A snagging survey is broader and is not restricted to that checklist, which is its advantage: we can record anything we consider below standard rather than answering a fixed set of questions.
Under version 2 of the Code (March 2026), an inspector you appoint to carry out a PCI on your behalf must belong to a recognised professional body and hold professional indemnity insurance, and a developer may refuse entry to one it does not consider suitably qualified. If a PCI specifically is what you need, ask whoever you approach which body they belong to and get it in writing before you book.

Re-inspection
We return once your developer says the list is done and check each item against the original report. Competitors charge anywhere from £100 to £350 for this.
One price per property, with the report included. If the layout means the job will take materially longer we will say so when we quote, not after the inspection.
Not sure a snagging survey is what you need?
Describe the property and where you are up to. If it is not a job for us, we will say so rather than selling you an inspection.
