How it works

From first message to finished report

There is not much for you to do. The only thing we genuinely need from you is access to the property and a rough idea of when you complete.

  1. Tell us about the property

Postcode, size, your developer, and when you complete or moved in. Two minutes on the form, or send it over on WhatsApp.

  2. We book around your date

New build dates move. We work backwards from your completion date and would rather reschedule than have you rush it.

  3. We inspect the property

Two to three hours on site, room by room, photographing every item as we go. You do not need to be there.

  4. You get the report, and a call

Within 48 hours. Then we talk you through what we found and which items are worth pushing hardest on.

What actually happens when we are there

We are there 2 to 3 hours

Longer for a bigger or more awkward property. We would rather be there an extra half hour than miss something, and we do not charge by the hour, so there is no reason to rush.

You do not need to be there

Plenty of our customers are still living somewhere else. We just need to get in, whether that is you, a key safe, or the site office letting us in by arrangement.

If you can be there at the end

The last twenty minutes are the useful ones. We can walk you through what we found and which items we would push hardest on. Not essential, but worth it if you can.

What to do with the report once you have it

This is the bit nobody explains, and getting it right is most of what decides whether your list actually gets fixed.

  1. Send it on unedited

Forward the report to your developer or site manager exactly as we sent it, and keep a copy. Do not retype it into an email: the photographs are the point.

  2. Ask for it in writing

Ask them to confirm, in writing, which items they accept and when they will be done. A verbal "we will sort it" is not something you can refer back to.

  3. Keep your own record

Note the date you sent it and the date they replied. If this ever becomes a formal complaint, that timeline is the first thing you will be asked for.

  4. Check the work, do not assume it

When they say the list is done, have it checked. A re-inspection is the cheapest part of the whole process and it is where we find items ticked off that were not actually touched.

To be clear about our role: we tell you what we found and what we would prioritise. We do not negotiate with your developer for you and we are not acting as your legal or professional representative in any dispute.

Get it checked before you sign for it

Send us the postcode and your completion date. We will come back with a price and the dates we have free.
