Check the work was actually done
Your developer says the list is complete. A re-inspection is how you find out whether it is, before you sign anything off.
A re-inspection is a second visit, carried out against your original report, checking each recorded item individually. It costs £175 and it is the cheapest part of the whole process, because the alternative is taking somebody’s word for it.
Items get marked complete without being touched

This is not a slight on anyone. A defect list goes to a site manager, gets split across several trades, and comes back as a tick. Somewhere in that chain things get missed, done badly, or done in a way that creates a new problem next to the old one.
Nobody is checking that on your behalf unless you ask for it. By the time you notice, the file is closed and you are starting the conversation again from the beginning.
What we do on the return visit
- Work through the original report item by item, in the same order.
- Photograph each one again, so you have a genuine before and after.
- Mark each item resolved, partially resolved, or not addressed.
- Flag anything new that has appeared since, including damage caused by the repairs.
When to book it
Once your developer has told you the list is done, and before you confirm you are satisfied. If you are still pre-completion, that usually means shortly before your revised completion date.
Already have a report?
It does not have to be one of ours. If you have a snagging report from someone else and want the work checked, send it over and we will work from it.
Mention the re-inspection in the message box so we price it correctly.
Not had the first inspection yet?
Start there. A re-inspection only means something when there is an original report to check against.
