We return once your developer says the list is done and check each item against the original report. Competitors charge anywhere from £100 to £350 for this.

How payment works
50% to book, 50% on completion
Half secures your slot and half is due once the job is finished and your report is with you. We tell you the price before you book, and it does not change afterwards unless the property turns out to be materially different from what you described.
We never ask for card details by email, and we do not take payment through this website.
What the price covers
- Every room, plus the loft hatch, the garage and the outside of the property
- A photograph of every single defect we record, captioned and located
- Items ordered by severity, so the ones that matter are not buried
- Plain English on what each item is and what putting it right involves
- A report formatted to forward to your developer without editing it
- A follow-up call to talk through anything in it, at no extra cost
What moves the price
- Bedroom count
- The headline number. It is the closest proxy for how long the property takes.
- Layout
- A three storey townhouse with the same bedroom count as a bungalow takes longer. If yours is unusual we will say so when we quote, not when we invoice.
- Distance
- Inside our normal area there is no travel charge. A long way outside it we will either quote for travel or tell you we are not the right firm.
- Add-ons you choose
- A same-day report or a re-inspection, and only if you ask for them.

One thing worth saying about price
A snagging inspection costs a fraction of one of the defects it tends to find. We are not going to pretend that is a guarantee, because every property is different, but it is why the job exists.
